Whether you are in a single family, multi-unit, condo high-rise, or mobile home, impact codes and requirements in Florida will apply to you in certain conditions.

In a single-family home, if you replace over 25% of the windows in the house, they must be impact or you must have hurricane rated shutters. Please note that just because you have shutters does not mean they are hurricane rated. Most shutters today are not rated for hurricane code.

In high-rise condos, you must replace your windows with impact products if you are in an impact zone. Period, end of story. The windows in a high-rise are considered structural and may have additional requirements above and beyond hurricane code. It is very important to keep this in mind and make sure with the condos association that you are compliant.

In a mobile home, you are not required to have impact windows unless the structure is mounted on the ground. Many mobile homes have additions that lie on concrete slabs on the ground. If you have one of these additions that is not attached to the mobile trailer, the windows must be impact, assuming you reside in an impact required zone.
